Halloween market update: more choice for buyers means pricing matters

As Halloween arrives today Saturday 31 October, Grantham’s property market offers a timely reminder for sellers: first impressions count. Buyers have a good number of homes to compare, so realistic pricing and thoughtful presentation can help your property stand out—without letting Halloween decorations steal the show.

We explore the October 2026 Grantham property market, including local asking prices, homes for sale, recent price reductions and South Kesteven rental figures.

Grantham house prices and homes for sale

The latest available market snapshot, dated 23 October 2026, recorded 365 homes for sale in Grantham and a median asking price of £220,000. Half of the listed properties were priced between £153,000 and £310,000. That median is 10% below the Lincolnshire-wide median asking price of £245,000. These are asking prices, not confirmed sale prices, and will vary with location, property type, size and condition.

Prices also differ substantially by property type. The median asking prices in the snapshot were £362,000 for detached homes, £200,000 for semi-detached homes, £165,000 for terraced homes and £110,000 for flats. Among three-bedroom properties, semi-detached homes had a median asking price of £200,000, while three-bedroom terraces were around £160,000. Comparing like-for-like homes is more useful than relying on one headline figure for the whole Grantham property market.

Completed sales tell a different part of the story. The latest Grantham-specific sold-price data in the snapshot showed a median sale price of £205,000 over the 12 months to February 2026. The figures are based on Land Registry sales, so they reflect completed transactions but lag behind current asking prices. Separately, the Office for National Statistics reported an average house price of £265,000 across South Kesteven in August 2026, up 4.0% on the previous year. That figure covers the wider district, not Grantham alone, and uses a different measure—so it should not be treated as a direct comparison with Grantham’s median asking price.

More listings and price reductions

In the 30 days covered by the October snapshot, 69 new listings came onto the Grantham market, 77 properties had their asking prices reduced, and 34 listings went off the market. The typical listing that came off the market had been advertised for 78 days. Going off the market does not always mean a sale: a property may also have been withdrawn. Together, the figures suggest that buyers have choice and that sellers are responding to competition by adjusting their prices.

For homeowners thinking about selling a house in Grantham, the message is to base the asking price on recent local evidence and comparable properties—not simply on what a seller hopes to achieve. A well-presented home, strong photography, an accurate description and flexible viewing arrangements can all help make a listing more appealing.

Halloween can be a fun opportunity to add seasonal touches, but keep viewings in mind. A welcoming entrance, clear paths and good lighting help buyers see the home at its best. If you decorate, keep it simple enough that the rooms, garden and original features remain the focus.

Grantham lettings and rental prices

The latest official rental figures available for this update put the average private rent in South Kesteven at £846 per month in September 2026, a 2.5% rise compared with September 2025. This is a district-wide average, not a Grantham-only advertised rent, and actual rents depend on the property’s location, size and condition.

Within South Kesteven, the ONS reported average rents of £758 per month for a two-bedroom property and £917 for a three-bedroom property. By property type, the averages were £831 for terraced homes, £889 for semi-detached homes and £1,109 for detached homes. These figures can help landlords set context, but a rental valuation should also take account of comparable homes currently available in Grantham.

What this means for Grantham buyers, sellers and landlords

For buyers, a broad range of homes and recent price reductions may create room to compare properties carefully and negotiate. For sellers, accurate pricing from the outset can help attract serious interest and avoid losing momentum. For landlords, checking local demand and comparing similar properties can help set a realistic rent and present the home to the right tenants.

Landlords can also seek a rental valuation and guidance on letting their property.

Expert view

Mitchell Lee MNAEA said:

“October’s figures show that buyers have a good range of homes to compare, and that a number of sellers are adjusting their prices. The best approach is to price realistically from the start, present the property well and be ready to negotiate.

“For landlords, the South Kesteven rent figure offers a useful broad benchmark, but rental values can vary considerably by property size, type and condition. Comparing similar homes in Grantham is key to setting a realistic rent.”

Overall, October’s market offered opportunities for buyers, but sellers faced competition from a sizeable choice of properties and frequent price adjustments. For landlords, official district-wide figures are a useful reference point, but local, like-for-like comparisons remain important.

The message from Secure My Sale Estate Agents in Grantham is straightforward: well-presented homes priced in line with current competition are best placed to attract serious interest. Buyers can compare more options, while sellers and landlords should base their expectations on current evidence rather than historic asking prices.
