September Creates Opportunity for Realistic Grantham Sellers

The Grantham property market in September 2026 brought a more measured tone to the Grantham property market, with buyers enjoying greater choice and sellers needing to price carefully to attract serious interest.

There were 289 homes available for sale at the end of September, with a median asking price of £225,000. The average listing price was higher, at approximately £237,999, reflecting the influence of larger and more expensive properties on the overall figure.

During the final 30 days of the month, 75 new properties came to market, while 61 listings went off market. A further 37 properties had their prices reduced, reinforcing the importance of realistic initial valuations. Homes typically remained on the market for around 13 weeks, according to current market data. (useperch.co.uk)

The market remained particularly active below £250,000, where 56% of Grantham listings were priced. This continues to support demand from first-time buyers, families and commuters seeking comparatively affordable homes with access to major transport links.

Recorded sale prices provide a different measure from asking prices. The latest available sold-price data places Grantham’s median sold price at approximately £235,000 over the previous 12 months, while the mean sold price was around £273,362. The median is generally the more representative figure because it is less affected by a small number of high-value transactions. (housepriceindex.co.uk)

The lettings market

The average advertised rent in Grantham stood at approximately £1,194 per calendar month at the end of September 2026, although the median asking rent was considerably lower at £833 per month. The difference reflects the range of properties available, including larger homes and higher-value rental listings. (home.co.uk)

For comparison, official South Kesteven rental figures put the average private rent at approximately £845 per month across all property sizes in August 2026. Average rents ranged from £585 for a one-bedroom property to £1,320 for a four-bedroom or larger home. These figures cover the wider local authority area, rather than Grantham alone. Rental averages varied significantly by property type. Advertised rents averaged around £709 per month for flats, £911 for terraced homes, £1,002 for semi-detached properties and £1,400 for detached houses. (home.co.uk)

Expert view

Mitchell Lee MNAEA said:

“September showed that there is still demand in Grantham, but buyers are taking their time and comparing properties carefully. Sellers who priced correctly from the outset generally created more interest, while homes that started too high risked losing momentum.

“The lettings market also remains active, but landlords and tenants are becoming increasingly sensitive to value. A well-presented property, priced appropriately and managed professionally, is more likely to attract the right applicant and achieve a smoother tenancy.”

Overall, Grantham’s September market was neither a buyers’ nor sellers’ boom. It was defined by choice, caution and negotiation. Buyers were able to compare more properties, while sellers and landlords still had opportunities—provided they responded to current conditions rather than relying solely on historic valuations.

The message from Secure My Sale Estate Agents in Grantham for October is straightforward: well-priced homes should continue to move, but optimistic pricing is likely to be tested quickly. For landlords, the gap between advertised rents and official area-wide averages also highlights the importance of comparing like-for-like properties when setting rental values.
