We are an independent family run estate agency with over 25 years’ experience in the Grantham and surrounding areas. Our fully managed packages allow our landlords to focus on their day jobs. We get on with property management, including inspections, lettings, viewings, maintenance, and legal issues. We also offer let-only packages for landlords who want to be more hands-on.

Our Service

1. Accurate Rental Valuation - Our aim is to let your property for the best possible price in the shortest possible time. Arrange a date and time for one of our experienced valuers to visit your home. You can book an online appointment or call your local office on London Road. We will give you an honest and professional valuation and offer you advice and expertise on how to get the best value from your home, all with no obligation. Our highly trained team all have an in-depth knowledge and experience to assist you.

2. Compliance - Getting Compliant - We would advise at this point instructing qualified registered engineers to carry out the required safety certifications in anticipation of your tenant moving into your property. You will also require an Energy Performance Certificate (EPC) - All properties require an EPC when going onto the market. EPC's last for 10 years so if your property already has one in place, we can reuse it. 

3. Presentation and Marketing - First impressions count, making the presentation of your property critical to a successful let. Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary. We will then plan a marketing strategy with you including quality photography, floor plans and lettings details. We will market your property to our extensive mailing list, promote your property on our website and leading property portals reaching thousands of prospective tenants.

4. Communication – This is where we really make a difference for you. We will give you regular viewing feedback and advice on presenting your property to create the best first impression and inform you of all applications.

5. Accept an Offer - Once you have accepted an application on your property our dedicated property consultants will carry out the necessary credit/references on your tenants and guide you through the letting process liaising with you the landlord and tenants spending their time working towards a successful outcome for our clients. Once the credit/referencing checks have been complete, our team will proceed in putting together all the required legal documentation ready for your tenant moving into your property.

6. Completion – Upon completion, keys will be released to the tenant on moving-in day. For managed properties, we will provide the tenant with contact details of their dedicated Property Manager. Congratulations, your property is now let!

Secure My Sale Lettings Fees

Landlord Fees
Fees (inclusive of VAT) are charged to landlords as follows:
For our tenant find only service – 1st month’s rent (75% plus VAT)
For our managed service – 10.2% of rent collected (8.5% plus VAT)
Tenancy set-up fee with a managed service – £300 (£250 plus VAT)
Digital statement of condition – £90 (£75 plus VAT)
Deposit dispute waiver – £36 (£30 plus VAT)
Energy Performance Certificate – £102 (£85 plus VAT)

Applicant and Tenant Fees
Applicable to tenancies commencing on or after 1st June 2019

Holding Deposit (per tenancy) - One week’s rent in order to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Guarantor Agreement) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per annum) - equivalent to 5 weeks rent and covers damage or defaults on the part of the tenant during the length of the tenancy. This is equivalent to 6 weeks rent for properties with rent over £50,000 per annum.

Unpaid Rent - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s) - Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. 
Variation of Contract (Tenant’s Request) - £60 Inc VAT per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request) - £60 Inc VAT per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request) - Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
